  Broker Price Opinion (BPO)  

A report that is provided by a Licensed Real Estate Professional - Broker or Agent.  The value provided is the Real Estate Professional's opinion of what that property would command in today's market based on properties sold and/or actively listed in the area..  Broker Price Opinions can be performed on Residential or Commercial property and can be performed as a Drive-by (exterior inspection only) or as an Interior (interior and exterior inspection).  The report and stated value takes into account many different aspects of the subject property - size, location, room count, age, condition, etc. - each of those is indicated on the form.  Broker Price Opinions prices are fairly consistent regardless of area - some areas, due to its' rural nature, may be a little more costly - in either case the Broker Price Opinion is significantly less costly than a full appraisal.  Broker Price Opinions include photos of the subject property exterior, street and, if an interior inspection has been requested, interior photos.

Appraisal

An appraisal is a report that is provided by a Certified/Licensed Property Appraiser and gives a value based on the properties that have recently sold in the general area - depending on the request the appraisal can also include a "Cost" approach and/or an Income Approach.  An appraisal takes into account the same aspects of the subject property as does the Broker Price Opinion but goes into substantially more depth.  The Appraiser has many more guidelines within which he/she needs to stay than does the  Real Estate Professional.  An Appraisal can also be done as a Drive-by Report or an Interior Report and can also be done on Residential and Commercial Properties.  Appraisal prices will vary greatly depending on the location (within the U.S.) and on the size, complexity, etc. of the subject property.

Appraisal forms are generally those created and accepted by most lenders - Fannie Mae forms and/or Freddie Mac forms.
